Upon arrival, our technician found that the unit has a major refrigerant leak in the line set located within the chase. The gauges indicated that the system is completely flat with no refrigerant remaining. After applying nitrogen, water gurgling was heard inside the chase, confirming the location of the leak.
To resolve this issue, the line set must be replaced, and the unit will need to be recharged with 410A refrigerant.
Please let us know how you would like to proceed, or if you have any questions regarding these findings.

We have successfully performed the following services:
- Removed the old copper line set.
- Installed a new 34 and 38 copper line set with insulation and thermostat wire.
- Pressurized the system with nitrogen and performed a vacuum.
- Recharged the system with R32 refrigerant.
- Filled the chase with foam.
The system is now functioning properly. Please let us know if you have any questions regarding the work performed.

Day 1
Upon arrival, we disconnected two condensing units (CU) and cleaned the work area. We installed concrete pads, re-insulated the copper piping up the wall, and re-fastened and strapped the thermostat wires. We then installed two new condensing units, including new copper, thermostat wiring, and high-voltage connections. Sight glasses and locking caps were added, and hurricane tie-downs were installed. Finally, we removed two air handling units from the back attic access.
Day 2
We removed the blower motor and coil from the cabin and installed the drain pan, AHU blocks, and the first complete system into place. We also installed the drain pan, AHU blocks, and cabin for the second system.
Day 3
We completed the installation by tying in the supply and return vents, applying tape and mastic, and connecting the copper lines, high-voltage wiring, thermostat wires, and both the PVC and secondary drains. We performed a nitrogen check and pulled a vacuum before starting the units. Both systems were tested and are currently working within manufacturer specifications. We have marked both units, added stickers to the condensing units, and replaced the filters.

Upon inspecting the walk-in cooler doors, I found that they have gaps and air leaks. These doors require new door gaskets and curtains to seal properly. We have previously noted this issue in past maintenance reports and inspections.
Addressing these air leaks is essential, as it will help the cooler maintain the correct temperatures and improve its overall performance and efficiency.
Mona Strimback
During the inspection, I found that the unit requires both a condenser coil cleaning and an evaporator coil cleaning. Additionally, the system needs six new 24242 filters.
As part of the maintenance performed today, I have already washed the fresh air filters. I also checked the pressures, amp draws, and confirmed that the fans are currently running properly.
Please let me know if you would like to proceed with the recommended coil cleanings and filter replacements.
Mona Strimback
During the inspection, We found the condenser was missing its electric box cover. We have installed a new capacitor and a double pole contactor, and the system is operating properly at this time.
Please be advised that because the system is missing the electric box cover, the internal components are currently exposed to the elements, which is causing parts to fail. Due to the age and overall condition of the unit, I recommend a full system replacement. This would include all new copper lines as well as new low-voltage wiring from the air handler to the condenser.
Please let me know if you would like to move forward with a quote for the new system or if you have any questions regarding the repairs made today.

Upon arrival, I found that the system was receiving high voltage, but there was no low voltage reaching the thermostat due to a blown fuse. After further inspection, I identified that a faulty contactor was backfeeding and causing the fuse to blow.
We have managed to get the system running for both the fan and heat functions for the time being. However, given that the system is 14 years old, it requires the following repairs to ensure reliable operation:
- New Contactor
- New Capacitor
Please let me know if you would like to proceed with these repairs, and we can provide you with a formal estimate.
Mona Strimback
Upon arrival, the evaporator head unit was operational with both fans running, and the coil was not frozen. However, the condenser was not running, and I found that the outdoor unit was not receiving power. After confirming the disconnect was functional, I discovered the main breaker had tripped, likely due to a power surge.
I have reset the breaker and tested the system's operations. The condenser is now running, and both the amp draws and refrigerant levels are within manufacturer specifications. After monitoring the system, the walk-in cooler successfully reached the desired temperature and is now fully operational.
Mona Strimback
During the inspection, we found a very clogged and corroded condenser coil, which is causing high head pressures. Additionally, the fourth fan is not running; it was previously estimated for replacement, but the estimate was not approved. At this time, we strongly recommend the replacement of the condenser coil. Due to its age and current state of corrosion, attempting to wash the coil will likely cause it to fall apart.
The unit also requires the following:
- Replacement of [Quantity] filters (Size: 24x24x2)
- Evaporator coil cleaning
Please note that the faulty fan was disconnected during a prior visit to allow the compressors to run. However, the unit is currently not functioning properly or at 100% capacity. Once the recommended repairs and cleanings are completed, we can perform a more thorough inspection to determine if the unit is worth repairing or if a full replacement is necessary.
Mona Strimback
Upon inspection, we identified several significant issues:
- One fan motor is not operational.
- The compressor is grounded.
- The condenser coil is in very poor, corroded condition.
- Oil was found around certain areas, indicating a refrigerant leak.
Due to the overall poor condition of the system and the extensive nature of these repairs, I do not recommend proceeding with repairs. Instead, I recommend a full replacement of the unit.
Please let us know how you would like to proceed, and we can provide you with an estimate for a new installation.
Mona Strimback
Upon arrival, we found the disconnect box in the off position and the unit was not running. Our assessment revealed several significant issues, including leak stains on the evaporator coil and low levels of 410A refrigerant. This unit, which dates back to 2017, utilizes micro-channel coils and is currently non-functional.
Given the age and current condition of the system, as well as its history of electrical issues, we recommend a full replacement. If you would prefer to explore repairs, we would first need to perform a formal leak search on the evaporator coil and conduct a more thorough inspection of the entire system.
Mona Strimback
Upon arrival, we found the breaker off at the panel and proceeded to inspect the high voltage circuit. I discovered that one leg of power was completely burnt off the contactor, likely due to an electrical surge. After inspecting and testing the contactor, it was determined to be in good working condition.
we have re-wired the high voltage lines going to the contactor (both line 1 and 2), as well as the bonding and ground wires. Power has been restored to the system, and we have verified its operation. Both the amp draws and refrigerant levels are currently within manufacturer specifications, and the system is operating properly at this time.
